Negotiated General Contracting Services

Mazur+Son Construction Company believes that it is extremely important to provide valuable cost, scheduling and phasing information to the client’s project team throughout the design process. This allows the project team to make timely, informed decisions and to focus resources on the critical challenges of the project. 

Pre-Construction Services

  • Prepare preliminary schedule with milestones and responsibility overview
  • Identify critical path of entire process
  • Provide periodic budget updates with subcontractor input
  • Review constructability, material availability, logistics and phasing strategies
  • Provide value engineering analysis by evaluating alternative, cost effective construction solutions and identifying long lead-time products
  • Recommend subcontractors bid list, prepare bid packages, solicit competitive bids and conduct pre-bid walk through/meeting
  • Evaluate subcontractor bids for completeness and conformity with all plans and specifications
  • Present subcontractor recommendations and "Guaranteed Maximum Price" to owner and architect 

Construction Phase Services

During the construction phase Mazur+Son will provide leadership to implement the project plan developed during the pre-construction phase. Our focus is job site safety, quality control, cost containment and timely completion. 

  • Prepare and execute contracts for each trade category
  • Provide on-site management of all subcontractors and construction activities
  • Ensure compliance with all project requirements and safety guidelines
  • Obtain required subcontractor insurance certificates, bonds and waivers of lien
  • Manage the required shop drawing submittals and review process
  • Manage project information flow through requests for information, requests for proposals and subcontractor response
  • Chair regular coordination meetings between the subcontractors and hold regularly scheduled progress review meetings with the owner’s representative and the architect
  • Assemble and submit monthly application for payment in accordance with project requirements
  • Evaluate the necessity and completeness of proposed change orders prior to submitting to the owner for approval
  • Update schedule and change order log periodically
  • Develop and maintain record drawings
  • Manage and supervise the completion of the punch list in a timely manner. Assist in obtaining all necessary inspections and expedite occupancy certificates

Post Construction Phase

  • Obtain, review and submit all closeout documents to include “as-built” drawings, warranty letters and operation/maintenance manuals
  • Testing and balancing of all systems
  • Expedite repair of items covered under warranty
  • Coordinate and oversee owner training of systems
  • Final closeout meeting with the owner to assure client’s complete satisfaction
